"We had all but decided on a builder and plan when our realtor suggested we take a look at one more house. It was the model home for the Giovanti Homes, LLC Phoenix plan. We fell in love with everything about it: the woodwork, layout, colors, additional STANDARD features, options, PRICE, etc. We never gave it a second thought -- it was Giovanti Homes, LLC all the way.
The options/colors selection went very smoothly - we picked 95% of it out in one evening with Liz. Giovanti Homes, LLC also let us modify/customize the plan to our specifics. Many builders won't let you do that without it costing a fortune. Our modifications (major stretching of the floor plan to add square footage) came back well under what we were expecting.
We also had a pretty tight window to complete the house for the tax credit that was being offered, and we were now paying pricey rent on our previous house that had sold. Gabe assured us it would be no problem meeting that deadline. I was optimistic, but skeptical at the same time. Much to Gabe's misery, there wasn't a day gone by that I wasn't inspecting our house being built at least two times a day.
After personal adding on to, or building, 4 family houses with my brother (architect) and father over the years, we couldn't find anything wrong with Gabe's process or product. No corners cut, no cheap materials, no shoddy workmanship, missed items, etc.
To put it simply, Gabe has good quality crews that are efficient - I talked to most of them twice a day, remember. Everything seemed to be communicated and coordinated well between those crews because there wasn't a single day that they weren't working on our house. I was pretty impressed with the speed AND quality of the whole project. Being the 3rd house in the neighborhood that's now practically full, it's kind of funny watching how long other builders take to build a house - and how many days they sit idle.
We've been in the house 4 months now, and haven't found anything wrong. They had to touch up a little paint during our final walk-through, but nothing major - I did more paint damage than that moving in. Gabe delivers a quality product that his buyers will be happy with - and that he doesn't have to keep fixing.
The final walk-through (Giovanti Homes, LLC) and closing process (Direct Realty Company) were a breeze, too - in and out under 90 minutes each. I'd build with Giovanti Homes, LLC again in a heartbeat and have recommended them to several acquaintances already. Giovanti Homes, LLC/Direct Realty Company have done it enough times to know what works and what doesn't - then they refine the whole process to make it more efficient for everyone involved. Given the horror stories that we've heard from friends that built before us with other builders, I'm impressed by that even more."
